"booking" - defines the time for which you have paid to stay at the property of A Settler's Cottage.

"Property" - means premises of 140, 142, 144 Keppel st, Bathust and all its yards, fixtures, fittings and inclusions.

"Guest" - persons who stay overnight in the property during the booking.

"Visitor" - all persons the guest permits entry to the property during the booking.



We reserve the right to change these terms and conditions without notice.

These full terms and conditions available on this website will constitute our terms and conditions. Other websites and or booking providers may not have a complete or up-to-date list of all terms and conditions.

Booking your accommodation or entry to the property is an acceptance of these terms and conditions.

Check-in time is generally after 2pm on the day of arrival and check out time is 10am. You must contact management to arrange any variations to this. Early check in or Late check out is subject to availability and prior approval and may incur extra charges.

CHECK IN: Please notify management of your approximate arrival time. Management will do their best to have someone meet you with your key. If this is not possible a key will be left for you. Location of keys will be given prior to arrival.

CHECK OUT: Cottage is to be tidied and all personal items removed. Keys to be left on brass hook at back of front door and door closed so it locks.


Full payment is required for all bookings. All fees and charges will be in Australian Dollar and inclusive of GST.

For Direct bookings with management a 15% non-refundable deposit will be required to hold and confirm booking and we can offer you several options for this and final payment.

Credit card payments will attract a 1.2% merchant fee.

Final payment will be either prior to your stay or in cash on arrival. 3rd party booking providers may require 100% paid at time of booking through their site.

A credit card imprint is required on entry to act as a security and or pet deposit. Cancellation within 7 days will incur a 100% cancellation fee.

Our clean guarantee covers you for your first night in your cottage. Your cottage will be cleaned for your arrival. If your cottage is not clean you must contact us at check in and before 6pm for the clean team and refund claim to be activated. The 100% refund is applicable when booked and paid directly through us and upon a written claim form filled out and returned to management. If your accommodation is booked online there may be accommodation fees to third party providers that you have paid with your booking. These cannot be refunded by us and may be as high as 25% of your total booking fee. All clean refunds are subject to management approval and discretion.



We reserve the right to charge to your credit card any damaged or stolen property caused by guests or visitors in your group during your booking.

On check out your cottage must be left tidy. All rubbish must be removed and place in appropriate council bins provided. All items and furniture must be left in the cottage. Items taken into other cottages must be returned.

Any excess cleaning beyond normal, will be charged to your credit card at $45.00 per hour. This may include but not exclusive to washing dishes, clean ovens, cooktops or whitegoods, need to move furniture back or returning items to their correct cottage. Only guests nominated at the time of booking or with management approval are to stay at the property overnight.

Extra guests beyond those declared will be charged at $50 per person for every night of your booking regardless of the nights they stay.

Disturbance to our neighbours, including excess noise is prohibited and may result in eviction without refund. Extra charges for security, cleaning, rubbish removal, damages or repairs may apply. Non-return of all keys supplied or replacement keys will be charged at $50 per set.

All vehicles must be parked on the street or in designated parking. Placing your vehicle on nature strips or in access driveways may see council or management fines and fees applied.

ISSUES AND QUESTIONS: Management must be notified immediately if any issues arise. Management will then rectify the issue to the best of their ability. You must allow access for service or repairs if required. Any complaint, that cannot be resolved by management, or claim for refund of accommodation expense in compensation must be made in writing within 24 hours of departing the property. No refunds will be honored if management has not been notified of the issue and given the opportunity to rectify the issue prior to check out.

We recommend guest purchase travel insurance.


Booking terms.

Cancellation made within 7 days of booking arrival date will incur 100% cancellation fee. cancellations made with more than 7 days notice will incur an administration charge of 30% of total booking fee. We encourage guests to take out travel insurance to cover any unforeseen circumstances.

We can, in some cases, use part of your deposit on a future booking date if more than 7 days notice is given.

We are pet friendly and this policy will apply to all guests and visitors. 

All pets are accommodated by negotiation ONLY and subject to management approval. Pet references will assist approval.

We are bound by council regulations and animals are not permitted in bedrooms or eating areas.

A pet bond will be required via a valid credit card imprint or a $500 deposit to designated account.

Deposit will be refunded or card not charged when it is clear there is no damage or excess cleaning required.

There is NO charge for the pet when it is clear to the cleaners and management that the animals have NOT been in the house and there is no evidence of scat or damage in the yards.

At all times animals must be kept under control and not be of disturbance to other guests or neighbors.

You are required to bring all feeding bowls and bedding.

Animals are not to be left at the property unattended.

Any evidence contrary to this policy will see possible eviction and forfeit of money paid as well as forfeit of pet bond.

By accepting the accommodation you agree with these terms and conditions.




Your privacy is of the highest importance to A Settler’s Cottage.  All information provided to A Settler’s Cottage will remain confidential.  Your personal details will not be disclosed to any third party unless ordered by a Court Of Law or authorised by you.


When you contact A Settler’s Cottage you authorise us to add you to our mailing list.  This allows us to send you updates, along with upcoming events and special offers associated with A Settler’s Cottage that we see may be of interest to you.

The design and all content of this website remain subject to copyright and may not be reproduced in any way without our express consent. This includes all content, banners and photos.



As our Cottages still retain much of their original heritage character there are a number of 'quirky' conditions like some low ceilings and doorways, some internal steps and some of our cottages have a shower over the bathtub. Please let us know, at the time of booking, if you are over 6ft tall, have walking difficulties or reduced vision. We are, sadly, not suitable for wheelchairs.

All our cottages are smoke free zones. This is to ensure the comfort of all guests. We do provide comfortable outdoor areas and smokers pots for ALL buts. Please ensure all your buts are disposed of thoughtfully.

While you are in the cottage the care of the items supplied within are your responsibility. We reserve the right to invoice you for any willful damage done during your stay by any of your guests.



All cottages are fitted with hard wired smoke detectors. They are there for your safety. 

If they make a short beep sound you are to contact management immediately. Any damage done in an attempt to disable alarms is illegal and will see an admin fee of $150.00 per detector invoiced to you. 

TIMBER  FIRE - Rose Cottage.

We want you to enjoy the cosy warmth of a winter fire. It adds to your winter cottage experience.

Please ensure you follow the simple rules for your safety.

·       Fires only to be used/ managed by a responsible adult.

.       Fire is to be supervised at all times. Please do NOT light the fire and leave the house with it burning. 

·       Ensure all furniture, bags, and children remain safely away from fires and hot ashes.

·       Do not burn fires on high or with doors open as this will become extremely dangerous. Once timber is burning turn down the fire.

·       Ensure that you only bring wood into your cottage as you wish to burn it. Wood is to be stored in the bin outside.

·       When cleaning out the fire place all ash in the 44 gallon drum located outside your yard.  Use the metal bucket provided for this purpose.

·       Fire extinguisher & fire blanket will be located in the kitchen.

Daily fireplace clean up and set up is available for a small daily fee.
